We collect information you voluntarily submit through our contact, Scope My Deal, application and program-interest forms, including your name, email address, phone number, business or entity information, and details about the property, project, or financing request you submit ("Deal Information"). Full applications may also collect guarantor details, Social Security numbers, financial information, declarations and supporting documents. Please provide sensitive information only through the appropriate application or secure document process, not a general inquiry or chat. We may also automatically collect standard technical information such as your IP address, browser type, and pages visited through analytics tools described below.

We use the information collected to:

• Evaluate and respond to financing inquiries and applications;
• Contact you by phone or email about your inquiry, and by text message if you separately consent;
• Record program-email consent and send enrollment notices and program updates when you request them;
• Share relevant Deal Information with participating lending partners and capital providers as needed to source financing on your behalf;
• Operate, maintain, and improve our website and services; and
• Comply with legal obligations.

We do not sell your personal information. We are a real estate investor financing brokerage, not a direct lender. Relevant information may be shared with participating lenders and financing sources for financing review, and with service providers for the operations described here. A website disclosure is not a promise that information remains only with ZNC.

Zion Noah Capital uses information provided by prospective borrowers and clients to review financing requests, evaluate potential financing options, communicate regarding transactions, prepare applications, and coordinate with participating lending partners. Our staff oversee the review and coordination of financing requests and may use business software, AI-assisted tools and service providers to support document processing, record management, program comparisons and administrative operations. These tools may process submitted information; sensitive pattern filtering is not complete anonymization. AI-assisted output may be incomplete or inaccurate and does not replace lender underwriting. Scope My Deal uses deterministic screening rules; optional AI wording does not choose its category. Information may be shared with participating lenders and authorized service providers as reasonably necessary to evaluate or process a financing request, subject to applicable law and our privacy practices. Zion Noah Capital does not make final lending or credit approval decisions. All financing remains subject to the participating lender's underwriting, eligibility requirements, terms, and approval.

A staff member may send an application invitation to a specified email address. We record invitation creation, sending, expiration, revocation and submission, and may record opening and saved form interaction. Opening is best-effort tracking, not proof of identity; provider acceptance is not proof of inbox delivery. Invitation links are expiring and single-use on submission. Keep them private. Submission must use the invited email and is associated with the intended application request.

Hosting, email delivery, document processing, analytics and other service providers may process information needed to operate these services. Participating lenders receive relevant information for financing review and apply their own privacy, security and record-retention practices.

Google Analytics 4 (GA4), measurement ID G-VH331RG9B4, and the Meta Pixel (Facebook/Instagram), pixel ID 1391864012705311, are active on our public pages. Both load only after you accept analytics cookies in the cookie banner; no Google or Meta tag or event is sent before you accept. We request opt-in from every visitor, including where consent requirements are uncertain. Rejecting does not prevent an inquiry or application. Global Privacy Control and Do Not Track signals disable this collection even if you previously accepted. This conservative approach does not establish legal compliance in every jurisdiction.

When permitted, Google and Meta receive cookie identifiers, technical device and browser information, and sanitized public page visits and events. Successful saved forms report generate_lead (Google) and Lead (Meta) with a fixed form name, financing category and public page path; failed or duplicate requests are not reported as new leads. Meta may use these events to measure and optimize our advertising. Google and Meta may process IP addresses for network delivery and approximate location; we do not promise anonymous collection. We do not send names, emails, phone numbers, form answers, application identifiers, private staff pages or invitation links to GA4 or the Meta Pixel. Google Signals, advertising storage, advertising user data and advertising personalization are disabled in the GA4 implementation. Cookie acceptance is not permission for marketing email or text.

Accept or reject using the cookie banner, or revisit Cookie settings below or in the footer. We store your choice, notice version and decision times in this browser, preserving prior choices when you withdraw. A changed choice applies to new events immediately and to other open tabs on this origin; previously blocked events are not replayed. Withdrawal stops future Google and Meta collection but does not erase information previously received by them. You can clear cookies and storage through your browser. Hosting and third-party scheduling services may still process technical information under their own practices, independently of our analytics controls.

Browser storage may retain campaign and referral details, form progress and display preferences. Some application forms save draft information on your device; Social Security numbers are excluded from those saved drafts. On a shared device, another user may see saved information. You can clear browser storage using your browser controls. Third-party scheduling tools may also process information under their own privacy practices. Contact consent does not itself control analytics or browser storage.

Our lead forms collect both email and phone so we can respond to your inquiry or application by email or telephone. Providing a phone number is not permission for promotional texting. Optional marketing-text permission is separate, unchecked by default, and not required to request financing or join the interest list. No SMS marketing program or automated texts are active. Before any promotional texting begins, opt-out handling, current suppression checks and delivery-provider safeguards must be validated. Recorded permission does not override a withdrawal. The New Investor interest form asks separately for permission to email you when enrollment opens and to send occasional program updates. Joining does not guarantee admission or financing and does not opt you into text messages. Contact us using the details below to withdraw program-email permission or update your contact choices. This website does not currently send automated program marketing emails or text messages. Before program marketing begins, withdrawal requests and delivery-service suppression must be checked; a repeat signup does not renew or override a withdrawal. An interest-list signup is not a financing application.

We retain the information you submit for as long as reasonably necessary to fulfill the purposes described in this policy, including responding to your inquiry, maintaining business records, and complying with legal and regulatory obligations. Records are not automatically deleted when a browser session ends, an invitation expires or a financing request closes. Retention depends on the record and applicable obligations; no fixed deletion period is promised here.

We use reasonable administrative and technical safeguards designed to protect the information we collect. Application Social Security numbers receive an additional layer of encryption in storage, and staff access is restricted. Private deal documents use time-limited access links. These protections do not mean every field is separately encrypted or that an emailed invitation verifies its holder's identity. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

You may contact us using the details below to request access to, correction of or deletion of your information, or to ask about applicable privacy rights. We may need to verify your identity. Available rights and exceptions depend on applicable law, and some records may need to be retained for legal, regulatory or business-record requirements. Do not email a Social Security number or identity document with your initial request; ask us for an appropriate secure process.
