What is Zion Noah Capital?

We're a commercial loan brokerage serving real estate investors nationwide, and a brand of Zion Noah Enterprises LLC. We're not a direct lender and we don't make final credit decisions — we bring your deal to a network of participating private lenders, debt funds and capital providers. Before we do, we make sure your entity structure and documentation can survive underwriting.

What does 'we fix the foundation, then we fund the deal' mean?

Many clients who come to us need structural work before financing is possible — an LLC that was never funded, properties titled in a personal name, a missing operating agreement, no EIN documentation. We identify those gaps and coordinate with you and appropriately qualified professionals to close them, then take the file to lenders. Zion Noah Capital is not a law firm, accounting firm, tax advisor or title company.

How much have you funded?

We broker financing for investors nationwide. Our closings to date have been in North Carolina and Virginia, with a fastest close of 15 days.

Do you charge upfront fees?

Accepted Answer

No. There are no upfront fees to have your deal reviewed and no hard credit pull to get a quote.

Do I need good credit?

Accepted Answer

It helps, but it isn't the whole picture. We closed a $325,000 cash-out refinance for a borrower with significant credit damage who had already been turned down by three banks — because the deal was structured around property equity, not credit score alone.

Do I need to show tax returns or W-2s?

Accepted Answer

For DSCR, fix-and-flip, and bridge programs, no. Those loans qualify on the property and the deal. SBA and some business financing programs do require full financials.

Can my LLC be the borrower?

Accepted Answer

Yes, and for most investment programs it should be. If your LLC exists on paper but your properties are still in your personal name, we'll identify that gap and coordinate with qualified professionals to correct it first.

I'm a first-time investor. Will anyone lend to me?

Yes. Certain lenders in our network specifically work with first-timers. A realistic budget, a clear after-repair value, and a defined exit strategy carry a lot of weight.

How fast can you close?

Our fastest close to date is 15 days. Fix-and-flip and bridge loans typically close in 7–21 days; DSCR and refinance loans in 15–25 days.

What do you need from me to start?

The property address, the numbers you're working with, and a picture of how your business is structured. That's enough for a first conversation.

What happens after I submit my deal?

We review it and respond within one business day. If it's fundable as-is, we take it to lenders. If something needs fixing first, we tell you exactly what.
